Before the visit

A few photos of spaces you like, a few you don’t, and a sense of what you want to spend are enough to start. Existing plans or surveys help if you have them.

Review the proposal at home, on your own time. There’s no pressure to decide during the visit.

We design in site-accurate 3D first.

We begin wide, build the strongest direction, then pull it apart with you in live virtual meetings. Move a wall, change a material, widen a patio, or put it back. Decisions happen at home, without pressure, while changes are still inexpensive.

Your plans don’t lock you into our crew.

We would love to build it. But another qualified contractor can also price and install from the documents. You keep that choice.

06 Make it buildable

2D documents and costing tighten together.

The approved direction becomes construction documentation, with permit or stamped-plan needs coordinated where required. Costing develops alongside it, then the field team checks access, labor, and installation assumptions.

Your cost protection

We won’t hold your yard hostage.

You know the kitchen remodel story: everything gets torn apart, then the price jumps. We don’t play that game.

We agree on a cap for unforeseen cost overruns before construction. In nearly every case, it’s 5%. Anything beyond the agreed cap is on us.

The cap covers unforeseen costs in the agreed work. Extra work you choose to add is priced and approved separately.

Particularly complex project may need a higher cap, such as 7%. That number is agreed with you before work starts, not after your yard is torn apart.
 
07 Build + refine

Construction begins with the approved design.

Our in-house crew builds from the approved plans, with design and field talking throughout. We finish with a walkthrough, resolve the punch list, and hand over the closeout information.

Payments follow the work
Before we start: 50% is due by construction start. For a later start, we generally collect 10% at signing and the remaining 40% at mobilization.
During the build: Monthly invoices show the percentage completed for each line item making reconciliation easy.
At completion: The remaining earned balance is due at substantial completion. The unpaid value of unfinished punch-list work stays unpaid until final completion.

Changes and warranty


Changes to the plan.

Small tweaks along the way are welcome. As your landscape takes shape, if you see something you’d like to change, say something.

Owner-directed changes that increase the scope are change orders, while those that reduce scope are credit memos. We confirm the cost or credit and get your approval before doing the work.

Owner-directed change orders totaling up to 10% of the contract value can proceed without delay. Larger additions may need to be scheduled separately to protect the start dates we’ve promised other clients.


What the manufacturer covers.

Products have their own warranty terms. For example, TimberTech Advanced PVC decking carries a limited lifetime residential product warranty, plus 35- or 50-year fade and stain coverage depending on the collection. Those warranties cover qualifying product issues, separately from our installation workmanship. See TimberTech’s warranty terms.


Still our work. Even after year one.

Our contract includes a one-year workmanship warranty. If something fails later and we determine it was caused by an error in our workmanship, we may be able to repair it. Contact us first so we have the opportunity to inspect the issue.
